Referral is very important for the growth of any business of which that of real estate is not an exemption.


To be referred in any business, one has to simple show its competency in delivering quality and valuable service in the area of his specialty. It is quite difficulty for someone to refer an incompetent and invaluable person.

Referral is an aspect that is built over time through relationship with people who are in the same profession with you, people who are close to you like friends and family and people whom you relate with in the society.

You would agree with me that most clients of real estate (to include buyers and sellers) in Nigeria and every part of the world get their real estate agents or professionals by simple referral. This simple means most clients can simple work with you(a real estate agent or professional) because you are referred from a friend of theirs who have strong believe in you to deliver. And when you (the real estate agent or professional) delivers a good and satisfactory job, the client can simply refer you to someone hereby gradually increasing your referral. So this is more like a cycle of reciprocity that has proved to be important in real estate business.

Building a good real estate business relationship has the tendency of increasing direct referrals but there basic steps to be taken to make it a reality. 

Therefore the following are 3 basic tips that guarantee increasing referral in real estate business. 

  • Always try to be in touch and create value to your clients. 
This is a very important fact to be considered. You should never neglect your previous clients that you had close deal with simply because you have received the agency fee and that the end of it. This simply shows you were more interested in the agency fee rather than to build business relationship which is wrong especially for starters of the business. 

Previous closed deal client can be a very reliable referral to many more clients that are in need of such services delivered by you. So it is indispensable that you always ensure to be in touch if possible with all of them. And this can be through phone calls, includinf their contact on your social media site like Facebook, whatsapp, LinkedIn, instagram and twitter and through newsletters and sending them emails. 

When you always keep in touch, you are remembered and when a real estate service update comes up, you are easily referred. 

Also, dont forget that when you are referred, always ensure to create value which comes from trying your possible best to deliver a quality real estate service required of all the clients at a given point of time. This is because a good and quality delivered service makes you valuable in relationship cycle that would always make your clients to demand of your real estate service every time. 

Therefore, the more you are in touch and creates values, the more you are likely yo get your referral increased. 

  • Don't fail to request for referral


This is a very simple task to do but most real estate professional do not ask for it. It is a good idea to politely request from a previous client or a client that was part of a concluded deal for referral whic is usually the appropriate time to ask from a client.

Ask and ask and keep asking to be referred because it is obvious that the real estate business functions on referrals because no investor would want to loose his or her hard earned money to unanimous person so they rely or entrust on referral from a friend, colleague or classmate. So it is reliable to let your client know that you would appreciate any effort of his or her through a simple referral to another prospective client who might be in need of such real estate service.This should be done with a clear statement of those that would benefit from any of the service. 

This proves that the more you ask, ask and keeping asking for referral, the more you likely your referral will be increasing. 

  • Be passionate and consistent 
It is never an easy task to continue in functioning and delivering quality services in real estate business especially when you are not making any income from your smart and hardwork. But you simply have to understand that comsistent and passion is the driving force that can put you on the focusing way without relenting and also get you referred. And a one time referral can give you good money in your pocket and put up a smile on your face of which you would be thankful, for been consistent without giving up easily. 

Consistency comes in form of doing the necessary thing that put up in the edge of the business. It can be in form of marketing and advertising real estate listing directly or indirectly through social media, participating in discussions on real estate matters in real estate forum on social media, implementing new and good real estate business strategy and plan, creating a real estate blog or website, advertiing and marketing real estate listing in social events, and in your neighbourhood on daily basis. 

This can guarantee your chance of getting referred hereby increasing your referral because the more people see your zeal, passion and consistency in quality services delivery, the more they would be aware and would not hesitate to contact you when the need of such service arises.
