5 BASIC TIPS TO CONSIDER WHEN USING REAL ESTATE ADVERT POST ON A PROPERTY





Advertising is an aspect that is not only common in real estate business but in every business. The idea behind it is to pass  information on a product or service to an audience that would patronise or be in need of it.

And it much reliable when it is in relation with marketing that guarantee getting the attention of a larger audience faster and in a short period of time.

Now looking at the aspect of real estate advertising, it is an advertising campaign done by every real estate professional that involves the passing of information about a property that is for rent, lease and sale to the general public.

It is important to advertise Properties. And irrespective of the advertising campaign or method that is used, the basic concern is to fulfill the purposefoe which it was advertised.

In advertising real estate, professionals make use of real estate advert post that is usually placed on a property which is a traditional way of advertising. This is obviously seen as an important way of creating awareness to the public that the property in question is open to the market for buyers or tenants as it stands hereby passing information directly to interested clients. And without advertising, closing a deal on any of this properties may not be actualized. 

Advertising of properties are of different methods;

We have the direct advertising which is the concern of this article.  It is simply the use of advert billboard, banners, posters with certain information placed on any property.
The Social media advertising involves using various social media channels to advertise and share information about a property. Like uploading photos and details of property on sites and forum like facebook, LinkedIn, google plus, whatsapp and few others.
Email marketing that has to do with sharing photos and details of advert properties through emails and newsletters and lastly
mobile marketing and advertising that simply has to do with sending short messages of  properties that are new to the market as a reminder to every client. But we are not going deeper into the various advertising method in this article rather we are looking at what you should consider when using real estate advert post on a property.

There have been some observation on some advert post placed on some properties which seems not to look captivating and not effectively used to suit the purpose for which it is been subjected to. For instance, not using the right word, design and concept,the right arrangement of contact details and not visible enough to get the attention of interested clients to look at the property.

On some property adverts post you would see incorrect words which are written obviously by quack agents. You see something like " For Rent" instead of " To let", and "To lease" instead of "For Lease", with incorrect name for the property with a wrong arrangement of contact details. This seems unprofessional and that is how quacks are known.

Also when property advert post are placed on the property, there is need to check on the visibility by viewing it from a distance by your self and give an opinion on it.

Most property agents simply place the property advert post in a hurry on the property just to make money without considering some factors that can improve the advert post and get the attention of prospective clients.

Therefore this article will highlight important factors to consider when using real estate advert post on a property.
  • Use the right material:
By this, we mean what kind of material do you choose to be used in designing the real estate advert post?. You should know or have an idea on the material that is suitable to be used and before informing the designer or artist to go ahead with the work.

Different materials are been used such as banner made of tapolein material, banner made of clothing material like silk and cotton, billboard made of wielded iron material and billboard made of wooden material.

In choosing the right material to use, you have to be sure that the material can withstand changes to weather condition like rain, Sun, Strong wind and can last long in as a situation where the property is in the market for a longer period of time without finding buyer or tenant.

So in a case like this, we would suggest banner made of tapolein and banner made of welded iron material to be used when advertising properties.
  • Use the right colour of design:
This is also important. For the artist not to be involved in redesigning the advert board again ensure to inform him or her on the suitable colour that should be used that is captivating and appealing from a distant.

So we suggest colours like red, black, green or a mixture of 1 or 2 of this colours can be suitable to use because they are a bit dim and appears good. But colours that react with the sun and becomes too bright for the eyes like orange, lemon, and pink should not be used except when mixed with the colours colours like red, black and others to form more better colours.

Therefore you can assess the colour design on the advert post by using yourself for instance to be client viewing the advert post on the property and give response if there is need for any adjustment before been placed on the property.
  • Position rightly:
This is very much important. The position where the advert post is placed on the property will determine its visibility by client.

Do we agree that depending on the size of the property, that only one advert post is suitable to be used?. Well we would suggest that advert post should be placed on the entrance gate of the building, on any of the external side of the wall on the top floor of the building, on any of the external side of the fence fence as decided, simple and reachable without much stress or difficulty but with much visibility.

Also for each property depending on the size, 1 to 2 advert post should be used and placed on strategy point of visibility that can capture attention irrespective of where the property is positioned and where the client is coming from.
  • Aside Visibilty, it should be big and bold
This is equally important to be considered. There is need for every advert post to be big as well as the content  should be bold enough to be seen. This can be done by using capital  letters in the font and making the post visible to those that are passing by whom might be short or long sighted person but have interest in it.
  • Always observe it.
This is also important. It doesn't mean because you want to sell or rent out the property quickly and make money. You just place the advert post and forget about it there. No!.

From time to time ensure to observe it to be sure it has not been blown away by strong air, or the font used has faded or torn off, or it has unhook itself and folded. So observe to ensure it is still intact.
  • Change it from time to time:
This is also important and should be considered depending on how long the property has been on the market without a buyer or tenant. There is need for the advert post to be changed from time to time with different content and in any situation where there is any changes on the contact information be quick to update it.

Also when the materials used is fading out ensure to change using another material. For example changing from wooden billboard advert post to iron billboard as it demands.
