WHY DO SOME LANDLORD RESTRICT ADDITIONAL OCCUPANTS IN TENEMENT BUILDINGS IN NIGERIA



It can be funny when you reside in a tenement buiding and the landlord restrict you from accommodating anyone else.

 Well i am quite sure that some of us who have resided in tenement building which is also known as one room or face me i face you apartments have experienced this.

This issue is common in slum areas or areas close to a higher institution like a university, polytechnic and monotechnics of which students and low or no middle income earners are those that demand for such an accommodation.

It is not a bad idea as a students or low or income earners to accomodate a brother or friend for a period of time who intends to get a hussle job and start a life or to secure admission into any of the higher institution. But this can just be the beginning of a problem with the landlord as most do not agree to this in their property. If you go deeper to find out why you would be amazed. Sometimes you just have to pay the landlord some amount of money to allow you accommodate these person for certain period of time.

Basically there should be no reason whatsoever for a landllord to kick against a tenant who paid for a room from accommodating atleast a brother, sister or friend.

Although we all understand that accommodating 3 to 4 persons in a room is overcrowding which is unethical and unhealthy but should not be against one person. That's why people have different opinion on this.

WHAT IS THE REASON FOR THIS

Basically the major reason why most landlords of tenement buildings restrict additional occupant is simply the fear for sharing of toilet facilities to avoid the soak away and Septic tank from getting full quickly which of course is the responsibilty of the landlord and would incur some cost to empty it. But this should not be a big problem because an agreement can be reached between the landlord and the tenants to pay certain amount of money for removal and disposal of faeces from the soak away and Septic tank to avoid the spread of fowl odour within the premises of the building which is unhealthy to the environment and human health.

Most of the toilet facilities are usually pit toilet with wooden or ceramic slab which is not easy to use. But like they say getting a job and starting up life in new and unfamiliar environment is equally not easy. Therefore one has to manage and stay for a period of time until when this person have a well paid job that can get you a good apartment.

My advice is ensure to come to an agreement and understanding with the landlord before accommodating additional person in your room. Or keep to the rules of the landlord for the number of years you are residing since you will not reside forever or unrenew your rent and move out at the expiration of the current one rather than having a problem with your landlord.

Although some tenants could be lucky to have a good and understanding landlord while some don't but if you stay in a tenement building ensure to keep peace with the landlord.
